Trees are hallmark of Kensington Park: Cleveland subdivision features oaks at entrance, maples in yards

CLEVELAND, Tenn. — Kensington Park has grown quickly in the two years since construction started, developer Dennis Epperson said. Seventeen houses have been built or are under construction, he said.

DEVELOPMENT PROFILE

* Name: Kensington Park

* Location: Old Freewill Road near Candies Lane, Cleveland, Tenn.

* Scope of project: 35 lots, 13 of which are available; 17 have been built or are under way; development started in 2006

* Home prices: Typically $300,000s to $1 million

* Lot prices: $38,000 to $42,000

* Developer: Dennis Epperson, Southeast Area vice president of the Home Builders Association of Tennessee

* Listing agent: Rhee Epperson, Dennis’ wife, an agent with ReMax Real Estate Professionals. The Eppersons and their daughter, Brooke, live in the subdivision.

DEVELOPMENT FEATURES

* Family friendly: Approximately 30 children live in the neighborhood, Mrs. Epperson said. The homeowners association held an ice cream social in August.

* One house’s profile: Mr. Epperson is building a house in Kensington Park that is priced at $389,900. The house will have a brick and stone foundation; oak hardwood and tile floors; tile shower and jetted tub in the master bathroom; custom cabinets; granite countertops; stainless steel appliances; basement; two-car garage; extensive insulation; and gas log fireplace.

* Designs: Many homes use Frank Betz plans, Mrs. Epperson said.

* Sizes: 1,800 square foot minimum for ranch homes; 2,400 minimum for two-story homes

* Other points: The Eppersons said they planted 20 sawtooth oak trees at the subdivision’s entrance. Every house will have a red maple tree planted in front. The Eppersons said Kensington Park is close to Interstate 75 and thus to the future Volkswagen plant. The subdivision is zoned for Donald P. Yates Primary School, E.L. Ross Elementary School, and Cleveland Middle and High schools, they said. Builders are welcome. The neighborhood has sidewalks and decorative street lights.
