• Name: Providence Point
• Location: Roy Lane in Ooltewah, just off Ooltewah-Georgetown Road. The neighborhood is zoned for Ooltewah elementary, middle and high schools, and residents’ yards overlook nearby mountains.
• Status: About 240 total lots are planned for Providence Point, with 13 houses under construction and 11 for sale. The development stalled during the recession, but builders are working again to erect homes.
• Price: Two types of homes are planned for the neighborhood: Patio-style homes cost from $140,000 to $185,000, and feature 1,300 to 1,600 square feet. The larger Craftsman-style homes cost $180,000 to $280,000 and encompass 1,600 to 2,600 square feet. Bedrooms range from three to five, with two to three bathrooms.
• Features: Builders have opted to include the usual granite countertops, tile kitchens and wood floors as standard features, with generous molding and wainscoting included, as well. Appliances, except for the refrigerator, are installed, and a gas stove is optional. All homes have decks or patios with a grilling area, and some include bonus rooms or fireplaces with an integrated entertainment nook. Decorative front doors lend foyers a welcoming feel, and garages have room for two cars.
• Amenities: Homes include either a bonus room or an attic, and the yards are sodded with an optional irrigation system upgrade. Builders have installed Low-E windows, which keep homes temperate year-round without running up the power bill.
