Giant Hixson retail, commercial center deferred two months

Should the massive Hixson development on Highway 153 be approved?

The Regional Planning Agency deferred approval of a residential and commercial development more than twice the size of Northgate Mall for 60 days while developers research the development’s impact on the Highway 153 area.

The agency will take another look at whether the 190 acre single-family residential area should be rezoned for commercial and apartment complex development in December, when they expect the site’s developer, Scenic Land Company, will have more information on traffic, stormwater, and community issues.

“There’s some concerns out there,” said Commission Member Adam Veron. “It’s going to be a drastic project.”

Before building the 280-unit apartment complex and 150 acre retail and office center near the intersection of Highway 153 and Boy Scout Road, the steep, hilly land must be leveled.

Duane Horton, president of Scenic Land Company, said he has researched the massive land moving requirements. Pending the planning agency’s approval, he said he has funding lined up from investors and financial institutions, letters of intent from two apartment companies and a joint venture agreement with a large regional retailer.

“It’s part of the perimeter of Chattanooga,” he said. “This is an area that business would like to come into.”

Of course, the planning people should remember that from comments to previous articles, it seems a majority of the people who live here aren't happy about it. Small amount of customers, small amount of money. Have to have A LOT of business to make this thing pay off . . . hope those who are willing to shop there can spend a lot of money to make up for those of us who wouldn't.

Oh goody, yet another apartment complex built in a horrible location for the traffic it will create... but this one comes with a building that will house a flea market within 10 years. Hooray.

Um, how about redeveloping some of the abandoned lots on flat land before leveling nearby steep/hilly land? I wonder who this developer has bought off.

Hixson already has too many abandoned commercial areas. Why not spend some money revitalizing the empty spaces, instead of radically changing a chunk of Hixson's residential landscape?

Hey Planning Commission - it's called LAND USE PLANNING - take a break from "development planning" and check it out. BTW, just what percentage of land in the local area is occupied by empty commercial space? Why should the people of this community sacrifice ANY MORE of its natural landscape for unneeded commercial development just because someone with deep pockets wants to do it?

The two month delay might have been a death sentence. World banking is circling the drain...the first of many European banks failed today. With sovereign credit downgrades and credit default swaps kicking in, chances for funding for this project diminish by the day.

With all the empty commercial space in Hixson, Chattanooga, Rossville, and Fort O, this development does not have a chance to live up to the developer's expectations.

Most of us moved to Hixson or Soddy Daisy to get away from the busy locations like downtown and Hamilton Place area. I, for one, do not want this shopping center and will not shop there if it is built. Hixson has a higher price for homes because you are paying for peace and quiet. This center would remove a good chunk of that.

Very well said "Onceuponatime"!!! I totally agree with you. I wonder how we can make this developer aware of how people feel about this new "development." He needs to read these comments! Besides, he must be living in la-la land to think this development would pay off with the economy in the shape it's in today. Yes, I would not shop here either, as a matter of fact, I would probably steer clear of this Hwy 153 hill leading down to Boy Scout Rd as much as possible! Traffic would be horrendous.

Gosh, new buildings create jobs and markets. There are probably thousands of people who are waiting for a new parking lot before they start working and shopping.

(Was I supposed to pay my property taxes to the White House?)
