photo Workers take a break as construction continues on the new Southern Surgical Arts building in downtown Chattanooga early Monday afternoon.

Project: Southern Surgical Arts building.

Owner: Carey Nease and Pam Nease, Nease Property Development.

Location: 1405 Cowart Street.

Architect: Hefferlin + Kronenberg Architects.

Size: Three stories, 25,000 square feet.

Contractor: T.U. Parks Construction.

Cost for project: $5 million.

Scope: The building will host Southern Surgical Arts on the second floor and part of the third, with two certified operating rooms, a medical clinic and spa, waiting rooms and consultation rooms. The cosmetic surgery firm is leasing the remaining 12,000 square feet to nonretail tenants -- medical practices, attorneys and similar professionals.

Timeline: Completion is expected by spring 2014.

History: Southern Surgical Arts was founded in 2004 and maintained an office on Manufacturer's Road. The center is currently performing surgeries in Calhoun, Ga., but found that more than 60 percent of their clients were from Chattanooga, said marketing director Jennifer Deal. The new surgery center will better reach that market.
