Why now: Company officials see this area as a reliable bet for high-end housing, with expansions at Volkswagen and Coca-Cola bottling. Also, Amazon being nearby provided confidence going into construction.
History: The 14-acre site chosen by the Milwaukee, Wis.-based builder was formerly occupied by dance venue Allemande Hall. The land was sold in February.
Investment: $30 million.

Amenities: Springs at Chattanooga will feature 10 floor plans, from 600-square-foot studio apartments to 1,500-square-foot rental units with attached garages. Springs will be a gated community with a community recreation area, pool, fitness center and yoga studio, a leash-free dog park and free Wi-Fi for residents.
Rent/lease: Starting around $745 and going up to around $1,400 a month.
Schedule: The center's clubhouse and the first of 11 buildings are expected to be completed by November.
