516 E. Main St. latest in string of Southside redevelopments

* Age: The building dates back to the 1900s, when it was an old-style live/work building. Owners lived upstairs, and the downstairs floor held a shop, according to developer Wade Verble. He wants to bring it back as a live/work/play structure in keeping with the character of the area.

* Status: One living unit upstairs and two commercial units downstairs are under construction. The units can be split up or combined, depending on buyer preference.

* Price: Verble plans to sell space for $10 to $14 per square foot, reflecting his growing confidence in the viability of the Main Street corridor. There is a total of 4,000 square feet, split evenly between the two floors. The two downstairs units can be split into two 1,000-square-foot condos.

* Features: It is a unique building in a unique neighborhood, Verble said, with the historic brick structure offering plenty of foot and vehicle traffic in an urban area. With ample parking and adequate sight lines for pulling out, it offers convenience and safety to potential buyers. Surrounding neighborhoods add a safe, family atmosphere. When finished, the building will be "the epitome of Main Street," Verble said.
